Asbestos is a naturally occurring fibrous mineral known for its heat resistance, durability, and insulating properties. It was widely used in construction, shipbuilding, and manufacturing before its health risks were fully understood 


When asbestos-containing materials (ACMs) are disturbed, they release tiny fibres into the air. Inhalation of these fibres can lead to serious lung diseases.


Asbestos was used in many building materials, including:

  • Insulation (walls, pipes, boilers)
  • Roofing and siding (cement sheets, shingles)
  • Flooring (vinyl tiles, adhesives)
  • Ceiling coatings (Artex, popcorn ceilings)
  • Brake pads and gaskets (in older vehicles)


Buildings constructed before 2000 (in the UK) may contain asbestos. The only way to confirm is through a professional asbestos survey, where specialists test suspected materials. 


Generally, intact and undisturbed asbestos is not hazardous. However, if it is damaged, drilled, cut, or removed improperly, it can release harmful fibres into the air. 


  • High-risk asbestos removal (e.g., sprayed coatings, pipe insulation) requires a licensed contractor.
  • Lower-risk materials (e.g., cement sheets) may be removed by trained personnel, but strict safety precautions must be followed.


  • Do not disturb it (avoid drilling, sanding, or breaking suspected ACMs).
  • Contact a licensed asbestos surveyor for testing.
  • If removal is needed, hire a licensed asbestos contractor.


The Control of Asbestos Regulations 2012 requires:

  • Duty holders (property owners, landlords, employers) to manage asbestos risks.
  • Proper asbestos surveys before demolition or refurbishment.
  • Licensed professionals for handling high-risk asbestos.


Failure to comply can lead to fines, legal action, and health risks. The Health and Safety Executive (HSE) enforces asbestos laws in the UK
